Most recent big land dispute around here was between the Navajo and Hopi tribes. Settled boundaries were determined by metes and bounds, BTW. Of course, govt. land grabs have always caused disputes. John Morris Posted May 4, 2017 Author Report Posted May 4, 2017 AZ is based on the public lands system just like it is here in CA and most of our nation, metes and bounds is just one of the many ways to describe a parcel or lot, not the only way. There are various ways to create a parcel of land by various legal descriptions, see here at https://land.az.gov/mapping-services/sco/about-public-land-survey "That parcel of land which is located in the Northwest 1/4 of the Southwest 1/4 of Section 24, Township 5 South, Range 4 West." The above is a very basic legal description, or otherwise as called "Description by Aliquot". Not trying to get in the weeds here, but Metes and Bounds is one of many ways to lock a parcel down in a legal description. There are so many ways to describe a parcel or strip of land as there are many legal reason to describe a piece of land one way over the other. Metes and Bounds is one of the oldest ways to describe a parcel of land, originating in England I believe. But there is not such thing as one legal description fits all. Get your deed out Gene, or your assessors parcel map, I'd like to see what they are doing out in your neck of the wood for legal descriptions. Scan it and post it here, this will be fun! Gene Howe Posted May 4, 2017 Report Posted May 4, 2017 (edited) I'll do that John. Our piece of heaven was properly surveyed despite my previous attempts at humor. We located the monuments before the purchase. We bought 80 acres and subdivided it into 3 equal parcels. It was again surveyed for that. It was totally devoid of any thing but tumbleweeds, scrub cedar, cow pies and rocks. Had been part of a yuge ranch. Still got the scrub cedars and rocks (lots of petrified wood) but have managed to control the tumble weeds. Mother Nature took care of the cow pies. I love research Gene, when you talked about Metes and Bounds it sent me off on a tangent of exploration. I wanted to see what AZ lands systems were based on, and I got my answer. I tend to think allowed in my writings Gene, you outta know that by now. By any chance are those 3 parcels for the next of kin? Just curious is all, only because it seems a common reason to subdivide like that, beside increasing property value, which you did by sub-dividing, it typically seems to come down to a next of kin thing, or family building on the other parcels. I remember a story the surveyor for Roseburg Forest Products told me one time. He was researching the survey notes and legal descriptions for some property the company had recently purchased in Northern CA. He found in the fields notes, "Sent 'Joe' back to re-set corner yesterday. He has not come back yet, either Indians or bears got him."
