this was a deck that was BB PT and suffered the usual issue of PT decks.. Splitting, raised grain, weathering, warping, ray separation... the substructure was WW and was in the advanced stages of rot in the substructure and where it attached to the house for the lack of treatment, flashing and water letting... it is now heart redwood and fir substructure.. the top edges of the sistered members have a bituminous layer/wrap on them... While I was there the HO had little ''beefing up'' done to hold the 8 body hot tub..

this is another yesteryear that was all face lift w/ rot at the brick elevation.. the T1-11 was poorly flashed letting water seep back into the rim joist and rotting it out.. the windows leaked so bad there was a perpetual breeze strong enough to blow out candles. here's the start... an over view of the finished project from the front... the triple window replacement w/ new headers and built mullions from Redwood... when the T1-11 was removed to fix the rot at the brick the bricks fell off of the house... the stays had rusted away... cleaned all of the bricks and put them back up... New OH doors w/ Redwood frames and Cedar facade... Revamped entrance... installed new door... overhauled backside w/ the same rot repair here too... also the new fascia and soffit.. gutters came later... cleaned up gable end w/ the swamp cooler relocated from a window to the gable and ducted through the house...

these stairs were covered w/ red shag carpet, loose (no shims and 8d finish nails) and the riser heights were random... the treads were re-positioned, risers adjusted to fit and center stringers added... Both sets of stairs are kicked/racked ¾" the opposite way of each other... The 1st risers of each set were 7/8" low and the top 2 risers are 7/8" tall.... the fix was to change the elevation of the stairs... pulled everything out and reinstalled them to required height... I'm sure the original installer didn't allow for the finish floor elevation... This project received a new front door and a tiled landing.... pressure sealed (same process as PT'ing wood) the threads and handrail w/ Rexthane, plus 2 coats and started the installs... all of the newels, baullisters and railing were shop produced... this work got me a lot more around the neighborhood...
