Yep. And Californians moving out of state is a cancer to the rest of the nation, many of the folks who flee our state to your states, are the same folks who helped vote the folks in who passed these crazy laws that created the mess our state is in, and those Californians are scratching their heads trying to figure out what went wrong? And then they go to your states, and vote the same type of folks into office that screwed up our state! I just bought 4 sheets of oak plywood at Gillman Home Center for $90 a sheet. It measured .717 and was made in Indonesia. It worked but the dust from it was nasty. A long time ago, we signed up for a deal where you got a discounted electric rate if you agreed to have a switch put on your A/C that would rotate during peak demand. We signed up for something like 15 minutes on an hour during peak times. Since we both worked, it did not seem too much of a problem. Except our A/C had a thing where if the power was off, it would wait 10 minutes after it came back on to start up, probably to avoid spikes, etc. So we got 5 minutes of A/C every hour. Fail. 2. Our prior church had a commercial plan. Being a church, peak demand was evenings and weekends, with just a small office running during the day. Well, someone came in on a Friday afternoon for a wedding rehearsal that evening and cranked up the a/c in the sanctuary and surrounding areas. It tripled our electric rate for the next 12 months. We got a company to install an energy monitor that would rotate power around in a "do not exceed" mode. They actually cool it down ahead of time and then run it "a little" during the 2 hour period and then it goes back to normal. Our 4 bedroom home on 1.5 acre near Tucson, was 189 K. But, we've spent over 50K in improvements. Around 10K of that was turning a bare metal building into a shop. Gerald and Grandpadave52 2 Quote
knockonit Posted September 7, 2022 Report Posted September 7, 2022 yippers housing is at an all time high here in Az. you can bet its running 425 to 500 a sq ft. and up pending land size, i have a good friend who just paid 265 for 1.25 acres, and assumes he will be spending 600 for a 2500 sq ft home to be built, and to top that off they have to sell their existing which is on 2.5 acres with a 2400 sq ft to qualify, so they put up for sale and been two months trying to find a rental for a year or so. I have questions at to their decision, but what the hey i live in a 2200 sq ft, older ranch built in 63, little modernized, since i've lived here almost 30 years, built the shop 1100 sq ft, probably around 80k and of course i built it during the high end of lumber and everything else, but it was do or never do, and i had poured the concrete already, so, i pieced it best i could and poor boyed where i could get away with it. I have or had a very lucrative remodel biz for the last ten years, i stopped building monsters long ago, anyone can build a large production home, which is what most customs are, its just the finishes that make the difference, but remodeling, what a hoot, have to have a little insight. We built a reputation for being the company that could add on to your home and one would never know it was not part of original, especially in the older sections of phoenix, lotsa hand made items ect. as for electrical, aps here is a robber baron, the pushed solar, only reason was to lower the buy back, and up the rate on the normal buyer, the smoke and mirrors and it worked, just dropped 7k on new ac unit, and being more efficient it did lower our usage, but not costs, (see the rate went up) with a pool, we tend to use more in summer, but shop takes a little, best part is, the bump in shop is not all that great, maybe almost 80 dollars a month, which will drop off once cool weather hits, hopefully the issues in living in the heat, changes ones lifestyle, when i moved my gal here in early 70s she'd always either lived on west coat in bay area, or in midwest, and it was a shock, hated it the first couple years, wanting to move, but now, couldn't get her to relocate for squat. even if it was closer to grandkids, says they can move closer to her, happy hump day, may the coolness in the southwest be great, and the water plentiful (which is going to be huge issue soon) rj in az Gerald, Gene Howe and Grandpadave52 3 Quote
