March 13, 20224 yr Nice. Glad you're getting it handled. Twenty years ago I was middle man on a plumbing crew PEX'ing ranchers in the foothills. Mid-summer, we'd Tyvek up and crawl through 120˚ blown insulation'd attics to fish PEX. The copper completely abandoned. So when I say I know what you're going through, well, I really went through it.
April 3, 20224 yr Author Popular Post Well the repiping is done but the disaster goes on. During the repiping we had an odd smell come out of the HVAC. Since the house was already torn up we decided to have an assessment of the HVAC done. The odd smell was the blower motor bearings on the downstairs unit had blown and sprayed oil all over the inside of the unit. Hard to believe it did not catch o fire. The upstairs unit we knew was installed wrong when the house was built. It had no drip pan and was installed backwards so there was no way to open it and give it an inspection. All in all the HVAC was shot. So we had all of the HVAC replaced, ducting and all. More holes in the drywall. Now for the real fun. This last winter we scheduled a replacement of the pool solar heating unit on the roof. During the HVAC fun they arrived to replace it. After about 15 min he came down off the roof and asked me if I had been up on the roof recently which I had not. So up we went. This house is roofed in concrete shingles which are about 25 years old. They have gone completely eggshell. They literally crumble as you walk across them. I picked one up ( they are lying loose everywhere) and you can crumble them in your hand. Weirdest thing I have seen in a while. Keep in mind this house had a VA roof inspection four years ago and also had solar electric panels installed three years ago. At that time I was up on the roof and it was fine. According to the roofers who have been here to give me bids this is not uncommon in the Las Vegas heat. When they go they just disintegrate. The roofing bid has to include a solar company to uninstall all the solar panels ( there are 60 of them) and then reinstall them. In all fairness we knew this was a distressed property when we bought it. We got it for next to nothing. It was not sellable except to someone like us who were up for a major project. In 22 years they had destroyed this place. There were 3ft diameter holes everywhere in the drywall. They left a Great Dane in the house alone while they went to work and he proceeded to claw through the drywall everywhere and they fixed nothing. The pool was a total loss and all doors and windows had to be replaced. All the upstairs decks were cracked and leaking. Just painting the picture for you all ! So anyway four years later and even with all the new stuff being replaced we are right at 50% of the house’s value. So all is not terrible. It has all the elements we wanted such as a well and septic and the original owner/builder was a landscaping contractor so the grounds are really nice. After the roof it will essentially be a new house. Thanks for letting me ramble !! Paul
April 4, 20224 yr Holy cow! I don't suppose you bought one of those home warranty policies did you? I've actually been debating on it. Hope you can get all the repairs done timely and correctly done.

After the roof it will essentially be a new house. Lots of work, along with running your business and keeping up with your own hobbies. But, as you say, it will be essentially a new house. Sounds like a decent plan.
April 4, 20224 yr Sorry to hear of the ongoing problems and challenges Paul. It's one thing to redo a property but trying to live in it while major renovations are happening is a challenge. Hoping all smooths out soon for you. At least the major issues were discovered before the summer heat arrives.
