February 26, 20179 yr We have a patio off the rear of our home, that is a-joined to our home. We have a sliding glass door that access the patio out to the backyard. My wife and I were sitting around today, and thinking, hmmmm, we could enclose the patio, make it a heat-able space, and add to the square footage of our home through the permitting process and accessor's office. I have had a shop since we moved here in 2001. Something I have had a guilt complex about the entire time, is my wife has never had a space to call her's, an art room if you will, she loves art. The patio enclosure would be her space. We are not looking for a sun room kit, nor a screen room kit, and I don't have the money nor the time to stick build an addition. Does anyone know of a kit manufacture that produces kits for permanent installation, as heat-able space? Thanks for any help.
February 26, 20179 yr Author Doing a little more research on the project, it appears a sun room kit is fine too. They have a classification called 4 Seasons which is a heat-able space and permitted for square footage.

February 26, 20179 yr I have that on my house andI have storm doors on each end. It does have a step in front of the sliding door that takes up some space. It was already built and I sealed it insulated it and bought some cheap laminet flooring from LL to put on the concrete. If I would have built it originally I would have put a floor even with the house floor ,that way I could insulate it too. I just use it for a sitting room. Herb
February 26, 20179 yr Author That is exactly what we are looking for Herb. Do you remember the manufacturer? And, were you able to include the new square footage on the accessor's records? Did the square footage of your home go up? Also, did you set it directly on your existing patio slab?
February 26, 20179 yr John, like I said, it was already on the house enclosed when I bought the place, so don't know who built it. But it is definitely a factory manufactured addition. It is 12' X 21' X 10' hi @ the house and slopes about 1' in the 12' out (shed roof). No not showing on my tax form I pay every year as an add to the Sq.ft. of the house. Not sure it is code to include it. Might check with your area codes. Yes it was built on the existing patio slab. If I had it done originally I would have built a deck to match the level of the house floor and then had it built on that. Here I would have had to get a permit to build the deck, not sure about the enclosure.
