July 30, 20232 yr Hey folks, just saw this online by a fellow who I guess is just a shopper in Texas, and was impressed by this structure for $16,000. Could we build one less expensive? Sure. But the point he is making, delivery and set up included, it's not a bad price I think? If you have the property, and you want a quick solution to a shop or mom n law quarters or? And of course you have the funding available. If you made this into liveable space, I think the overall cost could get up there. But what if you just wanted to insulate and Pine T&G the walls or drywall and make it a woodworking shop, most of us could do the electrical ourselves, so really it may not be that bad of a price for a shop. For many here it would be too small with all your machinery and stuff, but for many of us it would be just right? What do you all think?

Man Al that's a lot, makes me feel kinda proud for my county here in So Cal at this moment, a permit would run ya 800 bucks and a 160 dollar plan check fee, and your in business. As long as the land you are on is zoned for it and there aren't any HOA's prohibiting the install. And that's for liveable space, if I wanted this for a workshop, or storage, no approval necessary. No fees nothing. It's just a shed at that point.
July 30, 20232 yr I built a detached garage when I moved here, size was restricted to 676 square feet or 26' X 26'. I went with 24' X 28' which was 672 square feet. A permit was necessary. I inquired about a shed and was told a shed has no size restrictions, does not need a permit and I can build as many as I want. I built two, 12' X16' and 10' X10'. Don't think living areas can are allowed unless as an addition to the house.

Around here lots are sold for use as single family homes so any living quarters not attached to the original home are not allowed. Leads to potential rental situations. Some areas are zoned to allow duplexes.
July 31, 20232 yr I may have exadurated a bit on the permitting costs but it is significant. I've seen applicants spend months with lawyers just getting approval from the planning board depending a lot on location. Conservation commision board is tough road, again depending on location.

August 2, 20232 yr Around Ohio, there are many places that sell or construct sheds made by Amish workers. But I never priced any of them. At my last house, I was restricted on the size of the shed, but I got one and a guy brought in the components on a trailer and he and his buddy got it assembled and roofed in a day. A few years later, my nextdoor neighbor had a much larger two-story shed built. But I don't know what all he had to go thru to get it OK'd. A few years later his son was using it to start up his sign making business, that was technically against code, but didn't bother me. IIRC, when I started my business, I could not use the garage, outbuilding, or any visible signs of a business in a residential property. In the meantime, the city of Cincinnati just passed an ordinance to ease restrictions on ADU (accessory dwelling units) to ease the housing situation. Parts of a house, outbuildings, etc. can now be approved as apartments, "mother-in-law" homes, etc.
