March 4, 20179 yr Popular Post comment_100851 Closed on a house Friday morning, this is a first for me but it was an offer I couldn't refuse. 1 Bedroom 1 Bath on half a city lot. I'll probably have lots of questions. Edited November 20, 20178 yr by Ron Dudelston tags added Report

I had a contractor friend of mine do a walkthrough and he gave it his blessing i.e. nothing that can't be fixed. Very rough inside with some vandalism damage, they took the kitchen sink (Really!? who steals a sink?) Report

This house was owned by old friends of mine (20+ years), so I've been in and around the house for that length of time, it's the vandalism that I fear. Got the water and sewer put in my name Fri and a free city dumpster ordered for the 17th. Step 1. Clean out the house and shop. That's going to take a bit of work. Step 2. Make the house livable (not perfect just good enough to move in) I've already got a new kitchen sink (restore $10). Working on the toilet (Whew). I'll try to get some pictures tomorrow. Report

Cal Inside is pretty rough, the previous owner and in-laws (all friends of mine) are working on removing his possessions and helping clean it up. Car does not come with the property, doesn't run, he will remove. Neighborhood, kinda run down, next door neighbor is sketchy and has pitbulls. Shop is 16 x 18, sound with a good roof, has power (needs upgrade). Report
March 19, 20179 yr Author comment_103028 Okay, now the power company says I need a "meter base inspection" by a licensed electrician before they will turn the power back on. What the heck is this inspection? Report

What the heck is this inspection? Boy you got me???...My Electric Co-Op Utility is the one that does that type of inspection. They provide the base; you (or your licensed electrician) install the base, pull the wires from the meter lugs to the breaker box main &/or disconnect box; power company inspects; then connects their end; then installs the meter and locking seal. The only thing I can guess in your case is the power company wants the run from meter base to either your main disconnect or breaker panel main signed off for correct size/type of wire and possible anti-corrosion lubricant applied?? Just a guess...a qualified & licensed electrical contractor in your area should be fully aware of the code requirements and approval path for this request. I'd give a couple a call and ask for clarification and a quote. Report
March 20, 20179 yr comment_103071 Where I used to live the houses were built in the late 60's and had 60 amp panels, no main disconnect, just a bank of breakers, all the 220v at the top of the panel,i.e. range, dryer,HW tank, then a 60 amp breaker that had all the 15a. and 20a. lighting and outlet circuits separate. When the fire dept. did a routine safety check they were recommending that the home owners up grade to a 200 amp. panel. with a main disconnect. this is major and expensive and a lot of people couldn't afford it.
